Along with renovations, there are questions of whether or not to stage a home. In most cases, staging does help with the sale. Personal items should be minimized and the home should not have a lot of sentimental or family items displayed.

When the new owner walks through the home, you want them to see their own things in the space. You want them to visualize themselves as the residents. Children and pets should not have a presence throughout the house. If you are able, it is best to remove most items to storage. Furniture should be tasteful, but not overpowering, so large furniture should be replaced with a small footprint item. This gives an illusion of space. A crowded room appears smaller. Generic art and decorating items will make the home feel welcoming while not appearing too specific to the previous owner. There should be an obvious line of demarcation between spaces. For instance, if there is a mud room, then that is where the shoes and coats should be. An office should contain the computers and devices, allowing the kitchen table to be set as if a meal was waiting. Your home should smell wonderful, while not overwhelming.
