Depersonalize
When you begin staging your home, start by depersonalizing it. Remove your family photos, put
away your beauty products, and clean out your closet. You want this potential buyer to be able
to see themselves in your home, rather than to see you and your family living there.

Declutter
Let’s face it – the longer you’ve lived in your home, the more likely that there are clothes laying
in a corner of the bedroom or toys scattered across the den. You don’t want a potential buyer to
walk into your house and not be able to see everything wonderful thing about it because of your
clutter. If you have already moved out, this step will be easy. However, if you’re still living in your
home, you may have a hard time knowing where to start. Our suggestion is to start by packing

TIPS TO MAKE A SMALL BATHROOM LOOK BIGGER

Kitchens and bathrooms sell houses. The old real estate adage rings abundantly true when we see how much work homeowners are willing to put into these two rooms. Bathrooms can get the short of the end stick at times though, receiving just enough square footage to fit in the necessary tub, sink, and toilet. Whether you live in a small apartment or even a larger home that has a half-bathroom downstairs, use these tips to optimize your square footage and make a small bathroom look bigger, courtesy of Menas Real Estate.

 

Light It Up

There’s the common belief that low light is relaxing and gives the feel of a spa. This is fine if you have a larger restroom that can actually pass as a spa. But if you’re working with a smaller bathroom chances are its only purpose is practical. Make sure there is abundant lighting to keep the room bright as opposed to feeling like a cave. This is especially helpful when getting ready as well.

Light-colored Paint

A dark paint color may seem bold and beautiful but it’s also heavy. A lighter color will make the room seem larger and more airy. It will also reflect the aforementioned lighting better.

Use a Big Mirror

In that same sense, use a large mirror to reflect the light. This will also expand the room. The mirror covering the wall extends the room instead of making it feel closed in. It can be easy to think that a small room can’t take a large piece. In a bathroom, however, there are plenty of other larger pieces (like a tub and/or shower) to help anchor that mirror.

Only One Rug

Gone are the days when a bathroom needed the 3-piece rug and toilet cover set. The small pieces can make the room seem choppy whereas one larger rug can make the entire space seem cohesive. It makes the room flow into a bigger area than the square footage would indicate.

Go Up

A small bathroom means you will only have so much vanity space. Don’t force storage onto the counter. Instead, use the wall space available. Install some shelving higher up on walls. Put cabinets above the toilet to store towels or shelves adjacent to the sink that can act as a medicine cabinet. This will also draw the eye up making the ceiling seem higher and therefore the room larger.

Maximize Storage

Take the area you do have and turn it into storage. In addition to the wall storage mentioned above, utilize areas below the sink, in between the vanity and toilet. Hang racks over the door instead of behind it and place smaller racks over vanity and cabinet doors for tools like hair dryers and straighteners. Use Lazy Susan utensil holders for brushes and such, then store it in the corner of the counter or below the sink.
